However, after these events, work was carried out over a very long period of time with proportionally very few construction workers (1 construction worker for 10 houses). If then due to force majeure a delay of the completion date is announced, this does not contribute to the joy.
Do yourself a favor and get everything you discuss on the phone confirmed in writing. It is vehemently denied that agreements have taken place. In addition, the construction manager has changed 3 times.
Even if the house is ready for occupancy, you are still not allowed to enter without the exterior being completed. It is only possible to enter the house if you sign a highly questionable document. With this document, the follow-up time for the removal of defects is extended, you have to pay the full purchase price (even for the outdoor facilities- which are still not completed after 3 months) and there is a reverse burden of proof for defects. Our lawyer had strongly advised us not to sign it. But since we were forced to move in, we had to do it.
Communication is a disaster there. You sometimes wait up to 2 weeks for answers. You don't get any phone numbers from the site managers, which makes things very annoying when you need urgent info but are constantly put off by the head office.
A very annoying issue is the following. In the contract you sign that the door frames have 1.5cm air to the floor. This is far too much for Click Vinyl, for example, and cannot be touched up. It looks really bad. If one addresses the building management on it, it is only said that one signed it yes. The ladies and gentlemen do not understand that one has hardly any experience in building a house and is dependent on the experience of the developer. In addition, they said: "We can't ask every builder for the installation dimensions of his doors. That is really an impertinence. We're not talking about a television set that you buy. Of course you can discuss it.
On the Internet it says everywhere that you should wait with skirting boards in a new building. It was also clear to me. In talking to the construction management, I was assured that the house would not settle and that I could put them on. After I expressed my concerns, he had backed it up again. And what happened!!! Skirting boards are all hanging in the air. Thanks a lot for that!
Check floors! If you're not careful, you have a very wavy floor. In one place where I noticed it, they repaired it (the floor was crooked). I quote a professional who looked at the leveling compound, "They used the best material there and made it the worst." Here and there I overlooked it in advance that the floor was wavy... In these places now it feels like you are climbing mountains
Remedying defects: Once you have transferred the money, you have to run after the removal of the defects. This is no fun and it wears you down.
