Personally, I find the or an M commission of 5.95% (5% + VAT) basically too much, especially in the current market situation and in cities like Münster, where there is high surplus demand combined with relatively low workload in the brokerage service.
Together with the GrESt and other incidental costs, the total incidental cost burden is almost equivalent to the dubious soft cost level for real estate or other funds and in my opinion is disproportionate to the remaining (currently also very high) purchase price.
