Positive:
The concept of Traumhaus AG is very well thought out. There are ready-made modules that are already very well designed.
You get online access to carry out a sampling in advance. This is very well structured!

All the insurance policies that need to be taken out during construction were taken out by the developer. The property management was also taken care of in advance (for 2 years).
Negative:
The building and demolition permit took a very long time (probably beyond our control). The disconnection by the municipal utilities took several weeks (probably also beyond our control). However, after these events, work was carried out over a very long period of time with relatively few construction workers (1 construction worker for 10 houses). If a delay in the completion date is then announced due to force majeure, this does not add to the joy.

Do yourselves a favor and have everything you discuss on the phone confirmed in writing. They vehemently deny that any agreements were made. In addition, the site manager has changed 3 times.

Even if the house is ready to move into, you are still not allowed in until the outside area has been completed. It is only possible to enter the house if you sign a highly questionable document. With this document, the follow-up time for the rectification of defects is extended, you have to pay the full purchase price (even for the unfinished outdoor facilities - which are still not finished after 3 months) and the reverse burden of proof applies in the event of defects. Our lawyer strongly advised us not to sign it. But since we were forced to move in, we had to do it.

Communication is a disaster there. You sometimes wait up to 2 weeks for answers. You don't get any telephone numbers from the site managers, which makes things very annoying when you urgently need information but are constantly put off by the head office.

A very annoying issue is the following. In the contract you sign that the door frames have 1.5 cm clearance to the floor. This is far too much for Click Vinyl, for example, and cannot be rectified. It looks really bad. If you ask the site manager about it, they just say that you signed it. The ladies and gentlemen don't understand that you generally have hardly any experience in building houses and are reliant on the developer's experience. They also said: "We can't ask every builder for the installation dimensions of their doors". That really is a cheek. We're not talking about a television that you buy. Of course you can discuss it.

It's all over the Internet that you should wait with skirting boards for a new build. That was also clear to me. When I spoke to the site manager, I was assured that the house wouldn't settle and that I could fit them. After I expressed my concerns, he reiterated this. And what happened? Skirting boards are all hanging in the air. Thank you very much for that!

Check the floors! If you're not careful, you end up with a very uneven floor. In one place where I noticed it, they repaired it (the floor was crooked). I quote an expert who looked at the leveling compound: "They used the best material and made the worst of it". Here and there, I overlooked the fact that the floor was uneven beforehand... In these places, you now have the feeling that you're climbing mountains 

Defect rectification: Once you've transferred the money, you have to chase after the defects have been rectified. That's no fun and is exhausting.

These were basically the most important points.

These were basically the most important points.

Leide I can enrich from almost no positive experience. Except: The house is "finished" after almost 2 years. Where at "finished" is a stretchable term. The exterior is not yet finished and also the defects in the house are not finished on time.
The communication with dream house and also with Heinrich Hildmann (they now times belong together) is miserable. One gets answers only after repeated Nachhacken and then most its questions not even correctly answered. Here should be urgently worked on the communication, then one would possibly see over a few other inconveniences away.
I can't say much about the quality at the moment. At first glance, it looks good, but even here we have already noticed a few defects on the facade, it was worked unclean and the facade is wavy.

Communication poor, mails are often not read. If everything is running smoothly, then probably ok. If there are problems, however, all tricks are used. 3 months after the contracted completion date, customers are offered to take over the house if they pay all installments for services not yet completed and waive all security deposits.

I would not build with this company again.

First class service! We immediately felt safe and in good hands. There one gives the responsibility but gladly.

We have received excellent advice and the entire service has been very satisfactory so far. In a few weeks the construction work will start and we are very excited about the final result.

We also decided to plan and build our house together with Traumhaus AG and so far we are very satisfied with our decision.

We were initially unsure whether our own house was the right thing for us.
They took a lot of time for us and gave us very competent advice.
We ultimately decided in favor of it and have not regretted it to this day.
