Why actually Leipzig?
Here the money or assets are well and safely invested. Good employers such as Porsche, DHL, BMW, MDR and DB Schenker offer attractive earning opportunities and secure jobs. The population growth contributes massively to the demand for housing, as do the many students. Geographically, the city is ideally located between Munich and Berlin, directly on the important A9 highway. Media, analyses and people speak for an apartment in Leipzig.
My purchased apartment has approx. 110 sqm, 4 rooms. It has a ground-level shower, underfloor heating and parquet. Also a radio in the bathroom, skylights and white spackled walls. The house has an elevator, the service charges for the tenant are ung. 2,30 € per sqm, which I think is good and fair. The cold rent is 9,15 €/sqm. The renovation rate is 72% and there is a KfW loan with really great conditions. So after 12 years and depreciation, I paid only €2,179 per sqm for high-quality living in a popular location in Leipzig.
The tenant reaches his employer (BMW) in only 11 min driving time.
How did I become aware:
A friend recommended me the Kulturdenkmal GmbH Leipzig after purchase and completion. His apartment was rented above the statement of 8.00 € per sqm cold (exact amount is not known to me), equipment is good and the rest also fit. So classic recommendation. I became curious and drove myself to Leipzig after contacting Kulturdenkmal.
Appointment:
I felt very well received and informed. Fiscally, everything about the monument was explained and calculated at Kulturdenkmal. We were very open with the data, which was advantageous for finding the right object. I looked at an old building before renovation and 2 references from the inside, which were finished. Also 1 from the outside under construction. Serious, informative, somehow also cool and casual. That was really pleasant! The colorful sweater from the consultant I will not forget :)
Purchase:
The tax calculation was approved by my tax advisor. Property was purchased after many questions and completed after 14 months. 2-3 highlights were installed extra, I was happy about that. There was also a new "high-end" screed installed, this despite extra costs for the developer. Positives. The handover was beautifully designed, the consultant was on site and there were even delicious appetizers.
Now:
I have been the owner for 1 1/2 years and am happy to have done everything right. A big thank you to the cultural monument to Leipzig. The thought that the market continues to run so positively and the apartment is confirmed more and more as a safe investment, therefore gives me courage for a very good recommendation. Maybe I will move to Leipzig myself one day... My questions from a tax point of view are still answered very well without any costs. There has not yet been a change of tenants, the relationship is always good. Now I am thinking about buying a new apartment as an investment, the rents are good, the locations as well and the topics of efficiency and individuality in floor plans are written BIG here. Also from own view for the age an optimal solution. The date was already agreed upon for February. I look forward to the reunion. Data on the new building: 95 sqm, 3 rooms, KfW 55, close to the city, parking space. More I do not know yet, but will know it soon.
