We had a really great impression of Hanse Haus at first, especially through the contact of the sales representative from Bad Vilbel. However, since our building project is in Brandenburg, we unfortunately could not work with him.
The initial support was great. At any time our questions were answered, a great plot of land was arranged and we were given advice and support. After signing the contract, things went downhill....
I have to say, our construction project is not completed yet, so I can't comment on the quality of the house. In the 1.5 years that we now "work together" with Hanse Haus, we had to make the experience, however, that customer orientation is unfortunately not written very large. Our so-called consultants (sales representatives) reacted increasingly less to queries and often left us alone with our problems. They were supposed to be present for the sampling, but on the 2nd day they cancelled... unpleasant and on the 2nd day also unnecessary, but the sampling was still great.
During the start-up consultation we were surprised with further costs i. H. v. nearly 10,000 €. We could not believe that at all, because we have in advance a detailed cost calculation with Hanse house/the sales representatives provided, which had contained felt all components. But we were taught better:
1. costs for a crane parking place
--> we got our property through the consultants, they knew the property framework conditions and could have told us already for the calculation that we need additional capital for this. This would not have been a problem and could have been planned. After asking why we hadn't discussed this much earlier, they said they didn't know that a crane site was necessary - actually impossible, but we'll take note of it.
2. costs for frost apron floor slab
"All works concerning the ground slab are included, except the earthworks, i.e. the excavation of the area", they said. +3000 € for the frost skirt were added. This achievement is inevitable, belonged however not to the soil plate. Well, we cannot judge that as laymen, however we would have also these costs gladly simply from the outset in-calculated. After all, absolute cost transparency is advertised...
Now our house is to be put in approx. 5 weeks. A half-sided road closure is demanded. During the start-up consultation, we agreed with our construction manager that we could do without this, since there is enough space. Now we are being forced, our construction manager does not seem to remember/want to remember the agreement. A pity and not very confidence-building and costs (approx. 800€), which we could save ourselves. And our civil/earth contractor and the company that did the floor slab were strangely able to do their work without blocking....
Oh well, so we hired a construction site safety company to organize everything.
Now the traffic-legal arrangement (VRAO) is to be caught up with the road traffic office. The office informed us that VRAOs are only issued to construction companies, architectural firms, etc., not to private individuals. Actually, half so wild, because our commissioned company has created a power of attorney, which simply must be signed by Hanse Haus, that they as a construction company through the construction site security company to obtain the permit.
That a required signature becomes such a problem, I would not have guessed in life:
1st contact person from Hanse Haus refers us to our construction manager,
2. construction manager informs us that he is not authorized to sign (it is a pity that he does not pass it on to a person authorized to act),
3. our "technical advisors" (sales representatives) tell us that the earth builder is responsible here and must sign. (earth builder??... I will go into it again)
4. a meaningful employee is next week again there, until then we must be patient.
Hanse Haus does not seem to be interested in the fact that we are losing an extreme amount of time here.
My patience and understanding are understandably at boiling point. This jurisdictional wrangling is unbelievable. The earth builder has already completed all the work and is not active at all for the construction of the house. Why he should be active here again is beyond us - especially since the "construction company" is Hanse Haus. We have been begging Hanse Haus for a week now to support us accordingly. Result open...
This week (4 weeks before the start of construction) we should again get a concrete schedule, what exactly happens on which days (roofing, plumbing, screed, etc.). We are curious whether we will actually receive this. So far, our construction manager does not want to share relevant info with us.... Unfortunately, this means that we can only wait with other tasks (e.g. informing the kitchen builder of a date for measuring after screeding, informing the electrician of a date for installing the SAT dish).
It is really very tedious and very frustrating what value we as customers have at Hanse Haus.
I hope the house itself is then as beautiful as we imagine it and lets us quickly forget the many grown gray hairs.
Should we build again, we will choose another developer.
We built with Hanse Haus in 2021 and have been absolutely satisfied. Even now, after almost a year of completion, someone is always available if you have questions or something small needs to be fixed. All around a good service and the employees are all friendly and competent!
We were very satisfied with our house seller who helped us to implement our wishes in the best possible way, but also because of her experience could tell us which ideas we better not implement.
With the sampling we were not so happy there has also simply the chemistry with the consultant did not fit. But the selection was good.
We were very satisfied with the team that exhibited the house. They worked neatly, routinely and quickly. We were pleased to find out that the fitters were German, so we were able to ask questions on site without any language barrier.
All in all, few problems occurred during construction and if something did happen, we were always able to find a solution with Hanse Haus. We felt that we were in good hands.
We have been living in our new house for 5 weeks now and are very very satisfied. Over the entire construction phase, starting with the planning, to completion and handover, there were virtually no problems. The few minor issues that arose were quickly resolved. We always had a contact person. We can only recommend Hansehaus.
We were particularly satisfied with the personal consultation, as the work was totally customer-oriented. Furthermore, the tour of the Hanse Haus factory was interesting and informative, so that you could get a better picture of your wishes/ideas yourself.
After our sampling, we would now like to give a brief feedback: Our equipment consultant, Mr. Christopher Schneider, contributed from the beginning with his competence and friendliness to the fact that we felt very comfortable and in good hands during the sampling. Thanks to his unagitated manner, we were able to sample our home in a very relaxed manner.
Also afterwards he was/is available for any questions and answered our queries quickly.
We haven't quite moved into our house yet, but we'd still like to give some feedback.
From the very beginning, we had very nice and reliable advice from Ms. Schwarz and the entire Team Nord. We have also learned to appreciate the virtual builder-meeting with Mr. Burmeister, in which Hanse Haus very transparently discussed all questions / problems of the builders. Hats off, Hanse Haus!
We also still like to think back to the sampling. There H. Ickler had a lot of patience with us and gave us SUPER advice. It was stressful, but really fun. Thank you, Mr. Ickler!
We were very lucky to be assigned a great installation team: Björn Selinger, Steven Buschbeck and Tino Meinecke. Despite the most difficult conditions (rain, cold, gusts of wind and excited builders), they erected the house in threes with a super crane driver Lars! On the second day, the colleagues worked late into the evening to get the roof rainproof. Despite the adverse conditions, great attention was always paid to correct working methods and quality. Thank you for that!
On the third day, the two electricians Gerald and Rolf joined us and wired the entire house in a very short time. We were always super advised by the two.
It was especially great that all colleagues on the construction site were always open to questions and requests. Sometimes we were also proactively made aware of issues that we would not have noticed as a layman. Really TOP!
The house construction was really fun, the atmosphere on the construction site around the Selinger team is really great - despite hit music :-). We would have loved to have worked the days!
Thank you all, have a good rest over Christmas and maybe (hopefully) we will meet again in Braunschweig for a bratwurst. Even if this does not come from Thuringia.
The sales consultant Mr. Schaede was top. Very pleasant and cooperative partnership.
The installation manager with his Polish team was very friendly, reliable and always open to problems.
The crew around Michael Beck at the finish was also top, all obvious defects were corrected immediately.
The site manager Frank Heilmann was basically good, it is just a pity that since acceptance on 09.09.2021 not all defects have been corrected and he basically no longer responds to our queries.
We hope that we will not have to carry out a substitute performance.
Conclusion: Due to the poor warranty management, a lot of trust in Hanse-Haus was emotionally destroyed for us as builders, although we were very, very satisfied before.
Recommendation: Under no circumstances should we pay the final invoice in full until all defects have been rectified; unfortunately, we did this under pressure from Mr. Heilmann at the time of acceptance.
Unfortunately, a lot went wrong during the consultation. Hanse Haus expects customers to come to the sampling with a finished plan, e.g. sockets, windows,... e.c. and that as a layman. Normally we thought that we go to the sampling so that they advise us as professionals what to do where. There are many hidden costs which are not told at the sales meeting at the beginning.
Our construction manager was Mr. Klier. Unfortunately, he is not very competent and has no eye for the mistakes. You have to point out to him what is wrong. In addition, he then does not settle the open items. You always have to call him and write emails, even though that is his job. He always says he'll take care of it, but that's nothing but hot air.
We would not want to work with Hanse Haus on our next house. Not even if we were offered 50%.
For a year we are waiting for our plinth to be finished; By the plastering company our complete floor tiles and stones were soiled in the exterior, Still not the scratched arrived windows exchanged, and much more ....
We evaluate the installation and performance of the installation team.
We were assigned the Selinger column. Mr. Meinecke, Mr. Winningenstedt and Mr. Buschbeck did a great job. The team was always approachable and answered our questions at any time. Smaller requests from us, such as turning the chimney, were implemented immediately.
An initial planning error (due to missing research of our building site) unfortunately cost us as builders a lot of time and nerves.
The construction of the house, under the direction of our construction manager Mr. Heilmann and his really competent team, on the other hand, worked out excellently, on schedule and almost without any problems.
Mr. Heilmann was always there to help and advise us during the entire construction phase.
Each trade and its teams worked very cleanly and neatly. The employees were always friendly and very helpful. Special requests or changes at short notice were dealt with promptly and, if still possible, implemented immediately.
We would like to thank Mr. Heilmann and his entire team very much.
