We had a really great impression of Hanse Haus at first, especially through the contact of the sales representative from Bad Vilbel. However, since our building project is in Brandenburg, we unfortunately could not work with him.
The initial support was great. At any time our questions were answered, a great plot of land was arranged and we were given advice and support. After signing the contract, things went downhill....
I have to say, our construction project is not completed yet, so I can't comment on the quality of the house. In the 1.5 years that we now "work together" with Hanse Haus, we had to make the experience, however, that customer orientation is unfortunately not written very large. Our so-called consultants (sales representatives) reacted increasingly less to queries and often left us alone with our problems. They were supposed to be present for the sampling, but on the 2nd day they cancelled... unpleasant and on the 2nd day also unnecessary, but the sampling was still great.
During the start-up consultation we were surprised with further costs i. H. v. nearly 10,000 €. We could not believe that at all, because we have in advance a detailed cost calculation with Hanse house/the sales representatives provided, which had contained felt all components. But we were taught better:
1. costs for a crane parking place
--> we got our property through the consultants, they knew the property framework conditions and could have told us already for the calculation that we need additional capital for this. This would not have been a problem and could have been planned. After asking why we hadn't discussed this much earlier, they said they didn't know that a crane site was necessary - actually impossible, but we'll take note of it.
2. costs for frost apron floor slab
"All works concerning the ground slab are included, except the earthworks, i.e. the excavation of the area", they said. +3000 € for the frost skirt were added. This achievement is inevitable, belonged however not to the soil plate. Well, we cannot judge that as laymen, however we would have also these costs gladly simply from the outset in-calculated. After all, absolute cost transparency is advertised...
Now our house is to be put in approx. 5 weeks. A half-sided road closure is demanded. During the start-up consultation, we agreed with our construction manager that we could do without this, since there is enough space. Now we are being forced, our construction manager does not seem to remember/want to remember the agreement. A pity and not very confidence-building and costs (approx. 800€), which we could save ourselves. And our civil/earth contractor and the company that did the floor slab were strangely able to do their work without blocking....
Oh well, so we hired a construction site safety company to organize everything.
Now the traffic-legal arrangement (VRAO) is to be caught up with the road traffic office. The office informed us that VRAOs are only issued to construction companies, architectural firms, etc., not to private individuals. Actually, half so wild, because our commissioned company has created a power of attorney, which simply must be signed by Hanse Haus, that they as a construction company through the construction site security company to obtain the permit.
That a required signature becomes such a problem, I would not have guessed in life:
1st contact person from Hanse Haus refers us to our construction manager,
2. construction manager informs us that he is not authorized to sign (it is a pity that he does not pass it on to a person authorized to act),
3. our "technical advisors" (sales representatives) tell us that the earth builder is responsible here and must sign. (earth builder??... I will go into it again)
4. a meaningful employee is next week again there, until then we must be patient.
Hanse Haus does not seem to be interested in the fact that we are losing an extreme amount of time here.
My patience and understanding are understandably at boiling point. This jurisdictional wrangling is unbelievable. The earth builder has already completed all the work and is not active at all for the construction of the house. Why he should be active here again is beyond us - especially since the "construction company" is Hanse Haus. We have been begging Hanse Haus for a week now to support us accordingly. Result open...
This week (4 weeks before the start of construction) we should again get a concrete schedule, what exactly happens on which days (roofing, plumbing, screed, etc.). We are curious whether we will actually receive this. So far, our construction manager does not want to share relevant info with us.... Unfortunately, this means that we can only wait with other tasks (e.g. informing the kitchen builder of a date for measuring after screeding, informing the electrician of a date for installing the SAT dish).
It is really very tedious and very frustrating what value we as customers have at Hanse Haus.
I hope the house itself is then as beautiful as we imagine it and lets us quickly forget the many grown gray hairs.
Should we build again, we will choose another developer.
