The whole story:
There was a house for sale that had been inherited by a branched community of heirs. The testator had become a care case at the end of his life. He was living in a nursing home, and the social welfare authorities had secured the costs incurred by making an entry in the property's land register. This meant that the authority had to approve the sale, so that in addition to the community of heirs, there was another party with a say at the table. So, not an easy case for an estate agent.
First contact with the estate agent: I live 800 kilometers away from Tuttlingen. I only had telephone contact with estate agent Leibinger. But right from the start I had the feeling that I could rely on this estate agent. Appointments were kept. The information was always straightforward and transparent. Problems were named. No promises were made.
Sales process: It was not an "easy" property. The buyer must be prepared to invest in the refurbishment of the house, or do a lot of work themselves. There were seven interested parties. The estate agent also pointed out "weaknesses" of the house to potential buyers. That's good, so that everyone involved knew: "bought as seen". There was no pig in a poke.
Signature(s): The appointment with the notary Dennis Müller in Tuttlingen was very well prepared. The estate agent and notary had discussed and clarified numerous problems in advance. The notary is very good at translating complicated legal provisions into language that is understandable for laypeople. He is patient, asks whether everything has been understood and explains details several times. There was no time pressure. This created a good, calm and relaxed atmosphere.
Assessment: I recommend the Leibinger real estate team 100 percent. In the final phase, broker Manuel Waizenegger from Team Leibinger took over "our case". A big compliment to him. I would sell a house with him again at any time.
