We really wanted it! Yes, we really wanted to build with Scanhaus Marlow!
Luckily, we pulled the ripcord just in time and didn't sign the "ready-to-sign" contract.
a few reasons:
- wrong planning due to wrong specifications by Scanhaus, building project rejected by the building authority - e.g. specification by Scanhaus: You have to build 3m away from the property line. Building authority says: You have to build on the property line.
- wrong documents are enclosed to the contract, which should be part of the contract (e.g. description of construction work, drawings), the correct documents would only be available after the architect's meeting, which should take place AFTER signing the contract.
- massive surcharge policy, eg for architect 3900 euros extra, costs for excavation floor slab 15.000 Euro (normal soil, so no rock that would have to be blown up or similar), 2700 extra charge for reinforced roof construction because the building instead of 255m above sea level should stand at 275 m above sea level, construction waste container 2x7.5 m3 to be carried by builders, shower channel 990 Euro, Interior door per piece 490 euro extra (but only 250 euro credit, if one needs a door less), muntins for the window per muntin field 40 euro (makes with 6 fields 240 euro per wing), surcharge for shutters with electrical drive per piece approx. 1500 euro etc etc... The list could be continued arbitrarily
Result: Very pushy sales behavior with much pressure against the prospective customer (you MUST sign now, next week it becomes more expensive), one gets nothing in the hand is to cede however everything, contract without time defaults, no planning adapted to the property, no planning adapted to the local building regulations, all individual desires are to be clarified only after signature of the contract (naturally against surcharge)
The offer of a competitor has now been accepted and saves us a lot of time, stress and money.
